We use optional analytics to understand how this website works for visitors. You can allow analytics, choose essential features only, or change your choice below or in the footer.
Heatmaps and session recordings
With your permission, Microsoft Clarity records interactions such as clicks, scroll position, visible page content and page activity. It combines visits into click, scroll and attention maps, and provides session replays so we can identify confusing parts of the site. These recordings describe browser activity, not a camera or microphone recording.
Clarity can collect device, browser, page and usage information and use cookies to connect activity across visits. Form entries and sensitive content are masked; we additionally mask the booking calendar container. We do not send booking form contents, visitor names or email addresses as custom analytics events.

Comparing page designs
Our homepage may show one of two designs, chosen randomly for a new visitor. A first-party cookie named been_home_layout_v1 stores only “a” or “b” for up to 90 days so the design stays consistent. It is separate from optional analytics and does not contain your name or a visitor identifier.
If analytics is allowed, we label recordings by design and measure actions such as viewing sections, opening project pages, copying our email address and requesting or completing a booking. This helps us compare the designs using the same goals.
Your choice
Optional Clarity and Google Analytics scripts are not loaded before you allow analytics. We respect supported Global Privacy Control and Do Not Track signals. Analytics preferences are saved in your browser for up to 180 days. Declining analytics keeps the website available; withdrawing permission reloads the page to stop already-loaded recorders.
